Project: Overtown Manor
The Situation:
We where contacted by the architects of Overtown Manor to help come
up with a solution to a fire escape issue they had encountered early
on in the design process. They were converting part of Overtown Manor
into a bed and breakfast, yet the building only had one central staircase
which was insufficiently open plan. With plans for guests to rent
nightly at the residence there needed to be adequate fire escape access
and fire protection.
Solution:
After careful consideration and looking at all fire scenarios and
escape route possibilities, we concluded that the client had two options.
The first was to enclose the main stairwell and have a fire protective
corridor leading to the front door, along with a secondary escape
stairwell located at the back of the building for increased access..
The second option was to install a BS9251 sprinkler system.
Result:
The option of a fire sprinkler installation was our preferred option
as we felt occupants might still be at risk of becoming trapped should
a fire occur. In light of this we proposed the installation of the
BS9251 sprinkler system rather than enclosing the stairwell and creating
a new escape stairwell at the back of the building.
The proposed fire sprinkler system would provide comprehensive
fire protection throughout the entire building and would be connected
to the main fire alarm system. We also found that there was low
water pressure emitted from the main supply, so we overcame this
hurdle by advising the installation of a booster set with a break
tank for emergency back-up.
By installing the proposed fire sprinkler system the owners would
be provided with an early indication of smoke and a fire system
capable of extinguishing fire automatically. After reviewing our
proposal, Building Control, the Fire Brigade and the owners accepted
our proposal and moved forward with the installation.
